Buy a Home in Spain as an American

Buying a home in Spain starts long before the viewings: what the home is for, where it should be, and how a purchase here actually works. One thing to be clear about from the start: owning property in Spain and having the right to live in Spain are separate questions. Buying a home does not by itself grant residency.

Who this path is for

  • You want a second home

to use part of the year, without moving yet.

  • You're planning a future retirement

and want to buy ahead of the move.

  • You're moving and want to own

    rather than rent long term.

  • You've visited and fallen for a place

and want to understand if living there year-round would work.

Buying and residency are different questions

  • 01

    Owning as a non-resident

Americans can generally buy property in Spain without being residents. You'll need a Spanish tax identification number (NIE) and a bank account, among other things.

  • 02

Living here is a separate matter

Time you can spend in Spain depends on your residency status, not on owning a home. If a move is part of the plan, it runs alongside the purchase.

  • 03

    The people involved

An independent lawyer, a notary, a surveyor where relevant, and, when needed, mortgage and currency specialists. Destino Europe is none of these.

  • 04

    Costs beyond the price

Taxes, fees and professional costs apply on top of the purchase price; the specifics depend on the property and region and should be confirmed by your lawyer.

The home-buying journey

  1. 01

    Clarify

    Purpose, location, type, budget, timing.

  2. 02

    Explore

    Areas, properties, planned viewings.

  3. 03

    Understand the process

    Offer, contract, due diligence, notary.

  4. 04

    Coordinate

    Professionals, deadlines, set-up after keys.

Common questions

Can Americans buy property in Spain?
Generally yes, including as non-residents. You'll typically need an NIE and a Spanish bank account, and an independent lawyer should review any purchase.
Does buying a home give me residency?
No. Property ownership and the right to reside are separate. If you intend to live in Spain, a residency route is a parallel process, and qualified immigration professionals should advise.
Is Destino Europe a real-estate agent?
No. We help you clarify what you're looking for, coordinate viewings and the professionals involved, and keep the process understandable. Legal, technical and financial work is done by qualified independent professionals.
